AE3 Partners is the Associate Architect for The Exchange on 16th, a 997,000-square-foot office and retail development at 16th and Owens on Mission Bay Block 40. The project consists of two 6-story buildings, two 12-story towers, and a 262,000-square-foot / 5-story parking structure. All four buildings are interconnected, enabling three of the lower floors to feature contiguous 90,000 square foot spaces. Each building will also offer high ceilings, plenty of natural light, and one-of-a-kind views of downtown San Francisco and the Bay Bridge. The project features roof gardens and ground level retail space. Developed on 3.5 acres, the site will create significant commercial space in Mission Bay.

Plazas and courtyards at street level will provide open space for building users and the public. Setbacks along the primary facades create opportunities for terraces, private gardens, and balconies for the building users. In addition, each building will have a roof deck. The Exchange on the 16th will be LEED Platinum certified.
